M.G. asked:
My sister has a house with her name only on the title and a home equity loan with a line of credit. Now, she wants to add myself and my brother to the title only and it will be a Joint Tenancy Title. My brother feels that if I am listed on the title that it will cause the loan to be called due because I am unemployed? Is that right? M.G.

it is possible; instead, have her write a contract with you and or
anyone else she wants on the deed, so that, when the loan is
paid off, your names go on the deed automatically.
IN the mean time, you could have an equitable interest without
sharing the loan risks.

answer depends on state law and the wording in the home equity line contract.
of course, your sister could always call the bank about the home equity line and ask.

I am Mrs. Heidi Johnson from Sydney Australia, a mother of 3 children and the owner of a Big Supermarket , February this year 2009, i was in need of $30,000 to Establish a business and also pay the money we are owing for the house and we are living and buy a new car now that me and my Husband had a divorce without living any legal property for me and my 3 children which 2are in High school, while 1 is in University. I was so broke that I couldn’t even cater for my kids and also pay my bills. I had no option but to take a loan I searched every where, no one could give me a loan because of my financial standards, even out desperations to raise the money that i was scammed 3 times by some lenders. Until my Pastor referred me to this Good loan firm ADAMS BENJAMIN WHITE LOAN FIRM INC. they process and transferred the loan to me within 48 hours, furthermore i hereby recommend anyone that is in need of loan to them on this email addresses or Mrs. Heidi Johnson referred you for approval.

One has nothing to do with the other. The title can be changed to a joint tenancy with all names but it does not effect the loan. The loan will not be called due.

If the loan is called, it will NOT be because you are unemployed. It will be because there is a “due on sale” clause in your loan contract. Read it and see.
Note that even if there is such a clause, it does not necessarily mean the lender will enforce it. The lender probably won’t care as long as the payments are still being made. But if you want to know for sure, you should contact the lender and obtain a waiver.
Note also that your sister will still legally be responsible for 100% of the payments. Adding two other persons to the deed does not mean she is legally required to pay only 1/3.

Hello,
I live in the US and i really have never seen goodness shown to me this
much in my life as i am a struggling mum with three kids and i have been going
through really rough times in my life and my name is Helen
Peters and in all this hard times, a worse incident occured in my life as i
lost my job which was my only means of survival and things became really bad as
i had bills to pay and my last son suffered a knee injury incurred when he fell
from a tree house and the doctors informed me that he needed a surgical
operation for his knee so he could walk again and at this point, life was
useless to me as i have no family and no one to run to and each night, i will
sit down and cry till the break of dun until one day, i read an advert on yahoo
answers of man that stated that he could help people in my shoes with loans and
in my desperate situation, i had no choice but i had to try and so shocking and
suprising, it was like an impossibility becoming a reality, i got a loan of
$75,000 USD even with my bad credit within 48 hours and my sons surgery was done
and thank GOD it was successful and now, i am okay and living in comfort with my
kids and i said to my self, i have never ever seen this kind of wonder in life
and i decided i will tell it to the whole wild world and i need every one to
thank GOD for Mr Patrick Harvey, the man GOD used to rescue me and my family
even when all hope had been lost and gone and i will say to every one, no matter
how dark and sinful the world is today, there are still GOD fearing and reliable
people on earth and if you are in my former situation or require a loan
legitimately, i will advice you contact this loan lender and you can reach him
via and i want you all to pray for this man for me.
