Can I obtain a mortgage on a home that is titled to me but my mother retains a life estate?

My mother titled a home to me in 1996, if I would do some very needed repairs. She retained a life estate in the property. I now need to do some major repairs and want to take a mortgage out on the property to accomplish this. Can I get a mortgage on the property outright, or will she have to sign off on or agree to allow a mortgage to be taken out. Thanks
